Page 1 Published 10-13-69 in REgister ORDINANCE WO. 1214 AN ORDINANCE AMENDING THE ZONING ORDINANCE OF THS CITY OF PRICHARD, BEING ORDINANCE NO. 981. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF PRICHARD, ALABAMA, AS FOLLOWS: SECTION 1. That the Zoning Ordinance of the City of Prichard, being Ordinance No. 981 together with the Zoning Map of the City of Prichard, be, and the same are hereby changed and altered in respect to that certain property in the City of Prichard, State of Alabama, described as follows, to-wit: Beginning at a point on the West right of way line of U. S. Highway 45 where the same is intersected by the North bank of eight Mile Creek, running thence North 43 degrees 45 minutes West along said right of way line a distance of 216 feet to a point, thence running South 44 degrees 45 minutes West_a distance of 66 feet to a point, thence running North- wardly and parallel to Highway 45 a distance of 245 feet to a point on the Southern right of way line of Shelton Beach Road, thence run South 31 degrees 18 minutes West along the Sotthern line of Shelton Beach Road a distance of 303.7 feet, thence run South 76 degrees 45 minutes East 424 feet to a point on the North bank of Eight Mile Creek, thence run East wardly following the North Bank of Bight Mile Creek a distance of 140 feet to the beginning: from R-1 to B-1. The classification of said property is hereby changed from Resident=- ial (R-1) District to Commercial (B+1) District and it shall here- after be lawful to construct on such property any structures permit- ted by the terms of said Ordinance in a Commercial (B-1) District; with the following stipulations as submitted by the Planner: (a) that a site plan be submitted and approved by the Planning Commiss- ion prior to the issuance of a Building Permit; (b) that a buffer strip be prepared along the Southeast side adjacent to existing residences either in the form of a planting easement or a fence; (c) that entrance and exits to property will be limited and approved by the Planning Commission prior to the issuance of a Building Permit; and further provided, however, that any plans for any structure or building sought to be erected on said property shall be in compliance with the building laws of the City of Prichard, and that any struct- ure shall be approved by the Building Inspector of the City of Prichard, and that any such structure be erected only in compliance with such laws, including the requirements of said Ordinance No. 981.
